Lease Agreements: Watch out for these red flags

Signing a lease is a big commitment. Before you put pen to paper, you should be aware of certain clauses that can be unfair – or even illegal. 


A few red flags to look for: 
 

  • Automatic Renewals

    Some leases include clauses that automatically renew your lease for another year if you don’t give notice early enough. We don't think most of these are even legal, but fighting them can be a headache. Read your lease for notice deadlines, and mark your calendar so they don't sneak up on you.
     

  • Carpet Cleaning Charges

    If your lease says carpet cleaning fees will automatically come out of your security deposit, that’s a problem. Security deposits are meant for damages "beyond ordinary wear and tear", not routine cleaning after move-out.
     

  • Unfair Fines

    Some leases include fines for breaking rules, but landlords are legally required to send you a 14-30 notice before penalizing you. If you see fines listed in your lease, it’s worth talking to a lawyer.
